more Buyers are getting their own Buyers Agent to help them find a house, negotiate
the best deal, and close with the least amount of hassle. As your Buyer Agent, I
have access to all of the usual resources used to find houses, including the Multiple
Listing Service (MLS), as Ill as sources not usually accessible to traditional agents,
such as homes for sale by owner.
As your Buyer's Agent in Arizona I am not only dedicated ( by my personal code
of ethics), but also have a Fiduciary Duty (legal
obligation and responsibility under Arizona law) to facilitate your home purchase
solely in accordance to your best interests !
I'll do my best to actually turn the tables on the seller and the sellers agent
by digging up facts on the house and the sellers position that can work to the benefit
of the Buyer. I look for facts such as the house's past selling price, time on the
market, offers received, how much similar houses are selling for and even how anxious
the seller is to make a deal -- information most sellers would like to keep hidden.
Any information that might give a Buyer more leverage -- like a sellers imminent
job transfer, or the fact that the sale is part of a divorce settlement -- may be
important for the buyer to know. These are the kinds of things traditional agents
have always done for sellers, my job is to level the playing field for you the Buyer
